To BREWERS, PUBLICANS, & Others. PAULTON, SOMERSET,

To be LET by TENDER,

For the Term of Seven Years, from the 25th of March, 1842

ALL that Old-established INN, Home-brewed House, and Premises, called the RED LION, together with a capital Garden and Paddock of two Acres, more or less, thereto adjoining and belonging.

Also all that Piece of excellent Meadow or Pasture LAND, called the Park Field, situate at a short distance from the aforesaid Premises, containing by estimation 9 Acres, more or less.

The above is a rare opportunity for any judicious Brewer or Innkeeper, with a moderate capital, to embark in a most lucrative business; being the only Licensed House in the place.

Paulton, from its dense population and extensive trade in coal and other matter, and from its central situation and respectable neighbourhood, opening a commanding prospect rarely to be met with for enterprise.

The Premises contains Brew-house, Cellars, Club-Room, Yard, Stable, and every convenience for carrying on a very large Business, both in the Brewery and Public Line, having for many years been celebrated as a Home-brewed House.

The tenant will be expected to take the Stock-in-Trade and Plant at a valuation, and will be required to reside on the Premises, and pay all rates, taxes (except the Land Tax), tithe commutation, and to keep and leave the Premises in a tenantable repair in all respects, and the execute a counterpart of a Lease, containing stipulations to the above effect.

The Premises may be viewed on application to the present occupier, (who is retiring from the business after 14 year's occupation) on any day between the hours of eleven and four.

Paulton is within 13 miles of Bristol, 9 of Bath, and 10 of Frome and Wells.

Sealed Tenders must be delivered, or sent free of postage, on or before the 25th December next, directed either to Mr. BRUGES FRY, Hill House, Cheddar, near Cross, the Steward of the Manor; or to Messrs. FRY and PAYNE, Solicitors, Axbridge.
